Waldorf Astoria Miami Puts 205 Keys Under 387 Homes

The Waldorf Astoria Hotel & Residences Miami has started its ninth and final cube at level 85, carrying 205 guest rooms in the first three cubes and 387 homes above them.

Three cubes for the hotel, six for the residences

Waldorf Astoria Hotel & Residences Miami stacks nine offset glass cubes to 100 stories and 1,049 feet at 300 Biscayne Boulevard. Property Markets Group and Greybrook Realty Partners developed the tower with Mohari Hospitality, S2 Development and Hilton. The hotel occupies the first three cubes. The residences take the volumes above them.

The split is a floor-plan decision with an operating consequence. Every guest room sits inside the base of the building. Every home sits above the hotel roof.

What a guest checks into

The hotel holds 205 guest rooms and suites. Its public rooms sit in the same three cubes: Peacock Alley, a specialty restaurant, indoor and outdoor pre-function and function space, meetings and boardrooms, a resort-style pool deck with private cabanas, and a spa and fitness centre. Hilton Management Services manages the property. This tower carries the Waldorf Astoria brand into Miami and South Florida for the first time.

Two amenity stacks at one address

The residential programme runs on its own list: an owner lobby and lounge, a hospitality suite for chef tastings and small gatherings, a billiard room, a kids club and an elevated pool deck. BAMO designed the interiors. Sieger Suarez Architects led the concept with Carlos Ott. The residential deck and the hotel pool deck are separate structures at different heights.

Where the residence stops and the hotel begins

One management contract covers both sides. The residence app carries the menu that reveals the arrangement: dining reservations, 24/7 room service, spa and fitness treatments, house car reservations, valet service, package delivery and dog walking. Each of those services runs on hotel staff. A residence that orders room service at midnight draws on the same kitchen and the same overnight crew as the 205 guest rooms.

The building holds a hotel reception lobby and a separate owner lobby and lounge.

The calendar the hotel inherits

Groundbreaking was 27 October 2022. Work on the ninth and final cube began in August 2026 with the structure at level 85. Site signage advertises a top-off this winter. Completion is anticipated in the second quarter of 2028. The vertical programme rests on a June 2024 mat pour of about 12,400 cubic yards of concrete, delivered by 1,240 truck loads with 195 workers on a 31-hour continuous pour. Capform holds the concrete scope and John Moriarty & Associates is the general contractor. The tower carries $668 million of construction financing from Bank OZK and Related Fund Management, secured in 2024.

The room count has moved

The 2022 groundbreaking release recorded 360 private residences and 205 guest rooms. The Florida YIMBY report of August 2026 records 387 private residences and 205 guest rooms. The hotel key count held. The residential count rose by 27. That movement matters to the operator, because 205 keys now sit beneath 387 homes, a ratio of 1.9 homes per hotel key.

What the split asks of the operator

One general manager answers for the guest routine and the resident routine. The guest routine follows the front desk, the restaurant and the pool deck. The resident routine follows the owner lobby, the hospitality suite and the app. The staffing plan has to cover the app menu around the clock.

The hotel sells the first three cubes, their public rooms and the services that run through them. The upper volumes and the private amenity deck belong to the residences.

The gaps the releases leave

No hotel opening date appears apart from the tower second-quarter 2028 completion. No key mix, no restaurant name beyond a specialty restaurant, no room rate and no residential price list appear in either release. A reader planning a stay or a booking has the brand, the address, the room count and a building schedule.

What the address will be judged on

The hotel has one job at 300 Biscayne: deliver Waldorf Astoria service from a base of three cubes while 387 households live overhead and order from the same kitchen. The test arrives in 2028 with the first guests. It will show in the lift lobbies, on the pool deck and in the response time on a midnight room-service order.
