A Seven-Room Motel Bets on a 21+ Rule and Direct Booking

Two Palms in Cayucos runs seven rooms under a 21-and-over house policy, takes bookings through its own site and publishes no nightly rate.

Seven keys and a 21-and-over house rule

Two Palms Motel has opened at 20 S. Ocean Ave. in Cayucos, California, with seven rooms. The property states on its own site that it is exclusively a 21+ property.

The rule covers the whole building. The Tribune describes the seven rooms as micro lodging for guests 21 and up.

Ryan and Marisa Fortini own the motel. They bought the 1952 building in 2023.

Hotel Online carried The Tribune's account on 14 October 2026.

The booking channel the property runs

Bookings run through twopalmsmotel.com. The site carries a BOOK NOW path on the homepage and on each room page.

Fortini told The Tribune he points guests to the property site for room selection. The listed telephone number is (805) 995-9800 and the listed email address is hello@twopalmsmotel.com.

Two Palms operates as an independent property.

What seven rooms carry per key

Every room has a private outdoor patio, a stocked minibar, a refrigerator and upgraded lighting. The site names Parachute linen and Fablerune bath products.

The grounds hold a fire pit, a ping-pong table, EV chargers and complimentary beach towels and ice. A morning coffee and tea service runs alongside a paid drinks offer.

Three layouts cover the seven keys: The Suite, The King and The King (ADA). The Suite adds a private deck and a fireplace.

The two-property footprint

The Fortinis bought the Pacific Motel in 2019 and redid it in 2022. It sits at 399 S. Ocean Ave., three-tenths of a mile from Two Palms.

Fortini told The Tribune the couple has no plan to build a chain.

What the record withholds from an operator

No purchase price, conversion cost, opening date or per-room square footage appears in print. The room mix has no per-layout breakdown.

The nightly rate is unpublished, and the sister property's rate is unpublished too. A pricing comparison between the two has no published input.
