Domus Brickell Center Delivers 579 Furnished Units in Q1 2028

A 35-story tower at 1034 Southwest 2nd Avenue brings 579 furnished, rental-permitted residences to West Brickell in the first quarter of 2028, with $220 million of financing behind it.

A Delivery Quarter to Model

Domus Brickell Center completes in the first quarter of 2028. Bayview PACE published that date in its release of 22 September 2025. Markets of Tomorrow carries the same window on a record verified on 24 October 2026. Revenue managers tracking Brickell get a delivery quarter to model.

The tower broke ground on 10 September 2025 at 1034 Southwest 2nd Avenue. It rises 35 stories and holds 579 residences, from studios to two-bedroom plans of 400 to 975 square feet.

A Furnished Condominium, Sold Unit by Unit

All 579 units are for-sale residences. North Development delivers them finished and furnished, with hard flooring, private balconies and kitchens fitted with premium appliances, per the Bayview release. The developer sells under its FLATS model: Flexible Apartments for Temporary Stays. Short-term rentals are permitted in the building.

North Development is a joint venture of Miami-based Oak Capital and Peru's Edifica. Ricardo Dunin leads Oak Capital and Juan Carlos Tassara leads Edifica, per the Real Deal report of 17 September 2025. Studio MC + G Architecture designed the tower. Urban Robot Associates handled the interiors.

The Units Enter the Rental Pool

Brickell's hotel key count holds when this tower opens. The 579 units enter the furnished-rental pool, and that pool competes for the same guest nights. A corporate account that books a Brickell hotel for a two-week project team can place that team in a furnished two-bedroom at 1034 Southwest 2nd Avenue once owners list their units.

The Real Deal report of 17 September 2025 names Domus Management as the firm that will handle the rental process for units in this tower. Domus Brickell Park, the developer's first Brickell building, operates through North Management, per PROFILEmiami. Neither release carries a nightly rate for the second tower.

The Precedent at Domus Brickell Park

Domus Brickell Park opened in 2026 with 171 residences. The developer reported 120 closings in the first 60 days. It repaid a $70 million construction loan in April 2026, per PROFILEmiami on 4 June 2026. That pace shows how fast a furnished Brickell building reaches the rental market.

Domus Brickell Center stood more than 50 percent sold in June 2026. Remaining homes started at $600,000, with Cervera Real Estate handling sales, per the same report. The Bayview release of September 2025 quoted developer figures of 25 units a month through that summer.

A tower half sold two years before delivery carries a committed buyer pool. Those buyers hold units they can rent.

The Capital That Sets the Cost Base

The $220 million stack closed in September 2025. Bayview PACE provided $180 million through Commercial Property Assessed Clean Energy financing. Peru's Core Capital provided the remaining $40 million. Lotus Capital Partners arranged and structured the package. Commercial Observer reported the split on 18 September 2025.

Bayview calls the $180 million the largest ground-up C-PACE construction loan in South Florida to date and the second largest nationally. C-PACE debt is repaid through an assessment added to the property tax bill, and the term can run to 30 years, per Commercial Observer.

No source publishes the allocation of that assessment across 579 units. Ask that question before treating the building's cost base as known.

The Pipeline Around the Corner

Markets of Tomorrow counts an 85-project pipeline in West Brickell and 32,652 residences and keys across the projects in its database. That figure combines residences and hotel keys.

Inside a tenth of a mile, the tracker lists Mercedes-Benz Places at 2028, House of Wellness Brickell at 2030 and B Residences Miami at 2031. Inside two tenths of a mile sit Meliá Residences Miami at 2027, Summit Brickell at 2029, and One Twenty Brickell and One Twenty Brickell Signature Residences, both at 2028. Waldorf Astoria Residences Miami and Delano Residences Miami sit 1.1 miles out, with JEM Private Residences at 1.4 miles.

Seven of those ten projects carry the word Residences in the name. Each one adds furnished inventory within walking distance of a Brickell hotel.

Four Signals to Track

First, the operator. Domus Management holds the rental mandate, and no release carries its nightly rate. Second, the closing pace, which sets the date owners can list. The 120 closings in 60 days at Domus Brickell Park is the benchmark. Third, the C-PACE allocation, which shapes the carrying cost of each unit. Fourth, the neighbouring delivery dates, which set the 2028 competitive set.

Each signal arrives before the first quarter of 2028. A revenue manager who reads them in 2026 and 2027 sets the 2028 rate position with evidence.
