Cipriani Residences Miami topped out on 15 July 2026 at roughly 950 feet. The tower at 1420 South Miami Avenue carries 397 residences. Mast Capital sells building services alongside the homes: around-the-clock Cipriani dining, in-residence catering and a spa floor.
That package sets a service expectation in Brickell. It also fixes staffed hours that run every hour of the year.
What the Tower Sells With the Home
The developer publishes more than 50,000 square feet of amenities. The list carries signature Cipriani dining, in-home dining, private reservable dining rooms, a resort-style pool deck with cabanas, a full-service spa, a screening room, a residents' library, a children's playroom and a speakeasy on the 37th floor.
The service list names a director of residences, a Cipriani residential concierge, 24-hour valet, 24-hour security, in-residence spa treatments, personal training, residential care, pet services and a house limousine.
Each item names a staffed function. That is the part an operating team inherits. Mast Capital financed the build with a $600 million loan in February 2024, led by Banco Inbursa with Ascendant Capital Partners.
A Kitchen That Holds the Night
Around-the-clock dining removes the closing time from the kitchen day. A restaurant kitchen closes after the last cover and cleans down. A building service takes an order at 03:00 on a Tuesday.
The promise fixes staffed hours at 8,760 a year for a line cook, an expediter and a runner, whatever the order count turns out to be. The cost sits in the hours. The covers move inside those hours.
Catering That Enters a Private Home
In-residence catering sends staff through a resident's door with hot food and dirty dishes. The operator carries a route from the dock to the unit, a booking system for the service lift, a conduct protocol and insurance for staff inside private property, and a dish and linen return loop. Plating happens in the unit, so the team carries a service kit and a clean-down step into private space.
The 37th-floor speakeasy sits on the same route. A plate ordered high in the tower holds a staffer for the round trip, and the round trip sets the ceiling on orders per hour. The service lift is the throughput limit for every plate in the building.
The Restaurant Serves 397 Homes
The private restaurant has a fixed addressable market: 397 residences of one to four bedrooms, from 1,123 to 3,495 square feet, plus their guests. Covers are capped by the number of homes, so the revenue ceiling is set before the first service.
One kitchen serves four points: the restaurant, the deck, the speakeasy and the residences. A shared menu across those four points cuts procurement and prep, and it makes cost per home the number the operator can hold flat.
Thirty-Seven Floors Up
The speakeasy adds late hours, beverage inventory and a second set of staffed hours at the tower's highest level. The Canaletto Collection, the penthouses at the top of the building, holds priority access to that room.
Priority access for a group of homes means the room must absorb a surge when those residents arrive and stay available to every other home in the tower.
Where the Cost of the Standard Sits
The offer fixes the labor line. The hours run to the promise, so the labor budget scales with hours of availability, and the food budget scales with the menu and the purchasing volume across four service points. Revenue scales with 397 homes.
The record publishes no operating budget, no staffing count, no condominium dues, no minimum spend, no cover count and no price for in-home dining. A team pricing this contract supplies those numbers from its own model.
What It Changes for Nearby Hotels
A resident buys the dining service with the home. A hotel sells the same service by the plate. The tower's in-home dining arrives inside the purchase of a residence, and a hotel's in-room dining arrives on a check.
That difference sets the measure for every hotel within walking distance. The hotel kitchen pays for the 03:00 order out of one cover. The resident has already paid, and the resident will judge the hotel against the building.
The Date to Plan Around
The developer's site states summer 2027 occupancy and counts 85 stories. The project record counts 80 floors, labels summer 2027 an estimate and projects delivery in the fourth quarter of 2027. Both publish 397 residences and 50,000 square feet of amenities.
Two announced dates sit behind those figures. The April 2023 announcement carried a 2026 completion, and the record now reads 2027.
Eighty percent of the 397 homes were sold by July 2026, with buyers from more than 30 countries. The record carries no closing schedule and no certificate of occupancy.
An operator planning pre-opening staffing should hold summer 2027 as the target and staff to the certificate of occupancy. The record carries no occupancy date.
