530 Sansome Adds 200 Five-Star Rooms to the Downtown Pipeline

Related California and McCourt Partners hold a joint venture on the 41-story tower at 530 Sansome Street. The hotel inside it holds about 200 rooms on floors four through 15, and the record carries a 2030 delivery.

McCourt Partners and Related California signed a joint venture for the tower and fire station planned at 530 Sansome Street. San Francisco YIMBY reported the agreement on 22 April 2026. McCourt Partners took an equity stake. Related California had previously said construction could start as early as this year.

The hotel inside the tower holds about 200 rooms on floors four through 15. The Board of Supervisors approved the scheme in October 2025. No groundbreaking has been published.

The hotel inside the tower

The building runs 41 stories and 574 feet. Total floor area is about 649,500 square feet. The hotel accounts for 230,100 square feet. Office space takes 412,000 square feet, and retail and restaurant space takes 7,400 square feet.

The hotel occupies floors four through 15. Office space runs from floor 16 to floor 41, with employee amenities on floors 16 and 17. Parking is provided for 74 cars and 104 bicycles.

The 200-room count holds across the November 2024, the March 2025, the May 2025 and the October 2025 reports.

Who holds the equity

Related California is the developer in a public-private partnership with the city. McCourt Partners joined as co-developer in April 2026.

SFist reported in March 2025 that the project would include the first five-star hotel to be constructed in the city in three decades. The San Francisco Standard reported in June 2025 that the hotel was part of legislation introduced by Mayor Daniel Lurie and District 3 Supervisor Danny Sauter to help finance the project.

The years before a first reservation

No groundbreaking date is published. San Francisco YIMBY reported in April 2026 that the project team has yet to provide an estimated timeline for groundbreaking.

The preliminary application puts the finish 3.20 years after a start, which places completion in 2030. The March 2025 report put work at around three years and three months from groundbreaking to completion, with a start as early as 2027 and a cost of around USD 750 million. The November 2024 report put construction at around 39 months and described that 2027 start as a guess rather than a schedule.

The site is 0.57 acres across three parcels. The fire station replaces Fire Station No. 13 and rises 55 feet over four floors.

What the city's rate series shows

San Francisco Travel released its 2026 and 2027 visitor and lodging forecast on 26 August 2026. The San Francisco Chronicle reported the figures the same day. Visitor volume is 24.4 million for 2026 and 25 million forecast for 2027. Visitor spending is USD 9.9 billion for 2026 and USD 10.6 billion forecast for 2027.

Revenue per available room is expected to grow 14 percent in 2026, to USD 188. The association booked 38 Moscone Center events for 2026 and more than 656,000 room nights at the centre. The 2027 calendar holds 33 events and more than 640,000 room nights.

The same forecast puts a 5.2 percent rise in overnight visitor volume on the 2027 calendar, measured by Tourism Economics.

Where the downtown supply sits

The Planning Commission approved a 211-room hotel at 570 Market Street in September 2025. The Board of Appeals denied both neighbour appeals on 17 December 2025 and upheld Planning Commission Motion No. 21806. No construction start is published for that project either.

The 570 Market record carries 126,333 gross square feet, 3,386 square feet of retail and 4,211 square feet of open space, on a 7,045-square-foot site in the C-3-O and 300-S districts. The permit records no off-street parking spaces.

What 200 rooms does to rate positioning

No average daily rate and no revenue per available room are published for the 530 Sansome hotel. The project has no published brand and no published operator. A hotel at that stage carries no rate set.

The published city band is the USD 188 RevPAR line for 2026 and the 25 million visitor forecast for 2027. Neither figure is attached to a hotel class.

Operators watching downtown supply have one dated benchmark on class. The 570 Market approval puts a 211-room hotel on Market Street, and that project carries no published rate either.

What the approval leaves unpublished

Six items remain unpublished. No building permit has been filed for the hotel. No general contractor is named. No construction lender is named. No hotel brand or operator is attached. No construction start date is set. No rate forecast accompanies the approval.

Three events would settle the rate question. A signed operator or brand sets the tier. A filed building permit sets the schedule. A recorded construction loan confirms the financing.

The hotel sits approved and unbuilt.
