1401 Brickell: 1.6 Million Square Feet and No Lodging Component

Banco Santander broke ground on its 50-story Miami regional office in April 2026, with delivery targeted for 2029. The tower brings weekday population to Brickell Avenue and carries no hotel rooms.

Banco Santander broke ground on its new Miami regional office in April 2026. The tower at 1401 Brickell Avenue rises 50 stories in the financial district. Santander puts the building at approximately 1.6 million square feet. Florida YIMBY reports delivery targeted for 2029.

Handel Architects published the notice on 16 April 2026 and dates the ceremony 8 April. Bernardi & Peschard Arquitectura designed alongside Handel. Rilea Group serves as development advisor and project manager. Coastal Construction Company builds it.

What Opens in 2029

The programme is office, retail, dining and wellness. Santander names seven levels of amenities and a sky terrace restaurant with views over Brickell Avenue. The bank's U.S. wealth business, Santander Private Banking, takes part of the office floors. Third-party tenants take the remainder.

Santander publishes no employee count for the building. The bank has not said how many staff land at 1401 Brickell or when.

The building carries no lodging component in any published record.

Pricing the Weekday Account

Price the account on weekday nights. A regional headquarters brings the same staff back each week, so the room need repeats and the rate can be negotiated once for the year.

Ask the bank's travel desk for the arrival pattern before quoting. Santander's release names no occupier count, so the first figure comes from the tenant.

Downtown Miami Through September

The Greater Miami Convention and Visitors Bureau publishes the STR series by region. Brickell sits inside its Downtown Miami region. Year to date through September 2026, Downtown Miami ran 74.2 percent occupancy against 73.9 percent a year earlier. Room rate reached $268.85, up 9.3 percent. Revenue per available room reached $199.54, up 9.8 percent.

September alone ran 66.3 percent occupancy against 62.3 percent. Room rate reached $182.02, up 7.3 percent. RevPAR reached $120.65, up 14.1 percent.

Miami-Dade County closed the same nine months at 72.9 percent occupancy against 74.1 percent, a room rate of $252.60 and a RevPAR of $184.15.

Three Hotels at the Door

Three hotel properties stand within 120 metres of the address, measured straight-line from the 1401 Brickell Avenue point. Fortune House Hotel at 185 SE 14th Terrace sits 93 metres out. Brickell Arch at 1395 Brickell Avenue sits 95 metres out. The Four Seasons at 1435 Brickell Avenue sits 115 metres out.

JW Marriott Miami at 1109 Brickell Avenue sits 310 metres away. Hyatt Centric Brickell at 1102 Brickell Bay Drive sits 375 metres away.

Those properties hold the visiting counterparties, the diligence teams and the recruits a regional headquarters brings to the avenue.

The Rest of the Pipeline Adds Offices

At 1201 Brickell Bay Drive, Citadel's 52-story tower reached shoreline review in July 2026. The filing puts floor area at approximately 1,712,000 square feet, with 1,642,409 square feet of office and 69,591 square feet of food and beverage, restaurant and social club space. It carries no hotel rooms.

Two Brickell addresses, two office programmes, no new rooms on either site.

What the File Leaves Open

The record publishes no employee count at the property and no lodging component. The delivery window carries one target: 2029, in Florida YIMBY's report of 9 April 2026.

An operator pricing 2029 corporate business has one dated milestone to work from, the April 2026 groundbreaking, and one window to watch.
