Fifty floors poured, twenty-two to go
Florida YIMBY reported on 22 April 2026 that construction had reached the 50th floor of Okan Tower at 555 North Miami Avenue. The report puts the frame at roughly 75 percent of structural completion and expects a top-out in August. The tower measures 902 feet.
The storey count depends on the publisher. Florida YIMBY counts 72 stories in its April 2026 report. Okan Group's groundbreaking release of 20 June 2022 describes 70. The outlet's January 2026 report counts 72 and puts the height at 903 feet.
Delivery moved to 2028
Florida YIMBY scheduled completion for 2028 in its January 2026 report. Okan Group's 2022 release scheduled 2026. The programme has moved twice on the published record.
No report names a top-out that has happened. The August target stands as a target.
Okan Group held the groundbreaking ceremony on 17 June 2022. The release and the construction reports agree on the room programme: a 316-key Hilton Miami Bayfront Hotel, 236 condo-hotel units managed by Hilton Hotels & Resorts, 163 Sky Residences, and approximately 64,000 square feet of Class A office space.
Two kinds of rentable unit in one building
The 236 condo-hotel units change what the building adds to the market. Individual owners hold title and Hilton runs the rental programme. Those units sit in the same transient pool as the 316 hotel keys.
The two pools give the building 552 rentable units. The hotel brings Hilton's distribution channels and its loyalty programme. The condo-hotel floor plates bring a second set of rate sheets inside one submarket.
Florida YIMBY's January 2026 report places four office floors at the base of the building and a 429-space garage inside it.
A column fell from the top floor
On 1 June 2026 a structural column fell from the top floor at the site and killed a worker. The Miami Herald reported a second worker injured, in an account attributed to police.
What 316 keys change for a neighbouring hotel
The Hilton block adds comp-set inventory and a second set of rate sheets in one submarket. Okan Group's release lists a full suite of amenities and names no meeting or event space. On the published record the building adds hotel rooms, condo-hotel units, residences, offices and a rooftop pool.
The condo-hotel pool supplies the second rate instrument. An owner can price under the hotel's published rate to fill a unit. The hotel holds its own rate integrity while both pools chase the same guest nights.
The capital stack closed in January 2026
Bayview PACE, a division of Bayview Commercial Mortgage Finance, provided $200 million in C-PACE financing. Florida YIMBY's January 2026 report says the financing completes the capital stack and funds energy efficiency, water conservation, building envelope and resiliency components.
What the record leaves open
No document names the hotel's management company or the start date of its management agreement. No document publishes an opening month inside 2028. No source states pre-opening hiring numbers, a group sales team or a rate strategy.
The verification points ahead are the top-out, the hotel's first published rate sheets and any Hilton release that names the management arrangement.
