What the Developer Named
Hendricks Commercial Properties named its Circle Centre Mall redevelopment Traction Yards on 12 December 2025. The site is 49 W Maryland St. The published programme runs to about 400,000 square feet of retail, dining and entertainment, 100,000 square feet of office space, more than 300 residential units, public plazas and green space.
The work runs in phases, with the first major phase targeted for 2029. Visit Indy prices the project at $600 million and dates phase one to 2029 on its new-developments list. The developer also ran a $300 million first phase, reported by IndyStar and IBJ in April 2025.
Visit Indy describes the design as an open-air urban neighborhood that blends retail, dining, entertainment, residential living, office space and activated public plazas. The developer's own site places the property at the centre of a walkable district that links Gainbridge Fieldhouse, Georgia Street, the convention center and Lucas Oil Stadium.
The Two Counts That Change the Mix
Office space of 100,000 square feet sits inside the district, and the residential component runs past 300 units. Leased offices put people downtown on weekdays, and residences keep people downtown in the evening.
Rob Gerbitz, president and chief executive of Hendricks, said the brand captures a place where people want to be every day. The release names no office tenant, no leasing schedule and no occupancy target.
Those three items are the ones worth requesting from Hendricks in writing. The weekday room nights this district supports arrive with leased office space, and no tenant has been announced.
What Closes and What Opens
Tenants had to vacate the interior by 31 December 2025 under the developer's December release, and businesses facing the street trade through the work. Construction was underway at the announcement, with portions of the mall closed.
Visit Indy lists a Georgia Street redevelopment alongside it. The west block, fronting the convention center and the new Signia hotel, opens in October 2026 as a pedestrian and event space that planners can activate for outdoor programme.
The Rate Read Before 2029
Six hotel projects with published delivery windows sit between now and 2029 on Visit Indy's new-developments list. The Signia by Hilton Indianapolis carries 803 rooms and a December 2026 target. The Motto carries 116 rooms in 2026, the Westin at Indianapolis International Airport 253 rooms in 2027, the Kimpton 167 rooms in 2027, the Renaissance conversion 378 rooms in 2028 and the Ritz-Carlton 176 rooms in 2028.
IBJ reports downtown holds nearly 8,800 hotel rooms, with about 18 per cent classified as luxury. That share reaches about 24 per cent if the full 2,600-room pipeline completes.
Marcus & Millichap's first-quarter 2026 Indianapolis hospitality report forecasts central business district occupancy near 65 per cent for the year, a modest dip against 2025. The firm states the convention expansion and the connected hotel should improve the city's standing for large conventions, with support for weekday occupancy and rate growth over time.
No group rate floor, minimum-stay term or shoulder-night rule is published for Traction Yards or for the hotels around it. Set rate floors against the phase-one date and against the six deliveries that precede it.
The Food and Beverage Question
The district's 400,000 square feet of retail, dining and entertainment becomes the block's evening offer. More than 200 restaurants already trade within walking distance of the convention center, on the venue's dining page. The release confirms no restaurant tenant, no opening sequence inside the first phase and no events programme for the public plazas.
Each hotel decides where its covers come from on a concert night and on a convention night. That question sits with the leasing team at Hendricks.
What to Ask For
The documents worth requesting are the office leasing schedule and tenant mix, the residential delivery schedule, the phase-one construction sequence and the public-plaza events programme.
