Groundwork starts on the Mandarin Oriental Brickell Key site

Deep soil mixing began at 750 Claughton Island Drive on 2 September 2026. The 121 hotel rooms and 322 residences rise in two towers, with completion set for 2030.

Groundwork before the towers

Crews began deep soil mixing at 750 Claughton Island Drive. Floridian Development reported the start on 2 September 2026. The process strengthens ground ahead of foundation work.

Groundbreaking is planned for October 2026. Vertical work starts in 2027 and completion is expected in 2030. Swire Properties and Mandarin Oriental Hotel Group are the developers.

Two towers, 121 hotel rooms

The south tower runs 66 storeys to 850 feet and holds 228 residences. The north tower runs 33 storeys to 426 feet and holds 66 residences, 28 hotel-branded residences and 121 hotel rooms. Kohn Pedersen Fox designed both towers.

The per-tower detail gives 322 residential units and 121 hotel rooms. The article's own summary line reads 294 units and 149 keys.

What the permits record

Miami-Dade County has issued or is reviewing permits for soil improvement, site cleanup, the hotel tower foundation and the residential master building. The issued master permit carries an estimated cost of $226 million and 1,286,326 square feet of new construction.

Commercial square footage and parking counts are unpublished. Swire has not taken those plans to a public board.

The rooms that left

The previous Mandarin Oriental opened in 2000 with 326 rooms. Crews imploded the building at 8:30 a.m. on Sunday 12 April 2026. The address has carried no guest inventory since.

What the hotel operation inherits

The hotel opens inside a residential building that also holds 94 homes. Arrival routing, staffing and the amenity split follow from that mix, and Swire has not published the service agreement with Mandarin Oriental.

Three numbers would settle the local reference for competing waterfront hotels. The first is the opening rate the hotel files. The second is the suite count inside the 121 rooms. The third is the rate surrounding properties hold once the flag trades.

What the file leaves open

The record carries no opening rate, no suite count, no commercial square footage and no parking figure. It dates the groundbreaking to October 2026 and nothing more precise.
