Meliá Residences Miami Adds a Branded Tower to Brickell's Supply

Meliá Residences Miami is an eight-storey, 110-residence branded project under construction at 1120 SW 3rd Avenue, completing in 2027. The licence, the fifteen-item service list and the thirteen-hundred-room competitive set decide what the brand name carries for an operator.

Meliá Residences Miami rises eight storeys at 1120 SW 3rd Avenue in Brickell with 110 residences. The project tracker lists it under construction, started in 2025 and completing in 2027, verified on 19 October 2026, with 14 months to delivery on that date.

One Hundred Ten Homes and a Hotel Front Desk

The brochure calls the product a branded hotel residence. Each unit arrives furnished, with Italian kitchen cabinets, quartz counters, a 75-inch television and keyless entry. The brochure's floor plans run studios at 321.3 square feet, junior suites at 450.4 and one-bedrooms at 539.5. Studios are sold out.

The brochure prices a junior suite at $501,230 and a one-bedroom at $606,566. Owners may place a unit in a professionally managed hotel programme. The documents name no management company, no rental split and no occupancy history.

The brochure lists six building amenities, including a rooftop panoramic jacuzzi. The website swaps that jacuzzi for a pool and matches the other five.

What the Brand Licence Actually Grants

The franchise language sits at the foot of the sales page. Visions At Brickell Station LLC is named as the sole developer and owner. The Sol Group, Corp acts as franchisor and states that it is not the developer, seller, operator or offeror of any branded residences. The licence is limited, non-exclusive and non-transferable, and it may be terminated or expire without renewal. On expiry the building stops trading under the Meliá name.

The same paragraph states that the franchisor makes no representation about rental programmes, income or investment outcomes. The hotel is managed by an independent company engaged by the developer, with no affiliation to The Sol Group.

The Fifteen Services Behind the Name

The service list runs 24/7 security, bellman, branded bicycles, 24/7 check-in, concierge, daily housekeeping, keyless access, laundry, luggage storage, early check-in and late check-out on request, room service, shuttle transport, sole administration, valet parking and wifi.

The wellness list adds eleven components, among them an infrared sauna, a cold dip tub, a serenity massage space, circadian lighting and grounding mattress pads.

Those fifteen services describe shift labour. Housekeeping, front desk, valet and bell coverage on 110 furnished homes run seven days a week, against the same functions across the hotel rooms beside it.

Eleven Hundred Rooms in Six Buildings

Six hotel records within one kilometre carry a room count in OpenStreetMap on a 24 October 2026 read. Hotel Indigo Miami Brickell shows 140 rooms at 236 metres. DUA Miami, Autograph Collection shows 124 at 580. SLS LUX Brickell shows 70 at 721. EAST, Miami shows 441 at 765. Brickell Arch, a Luxury Collection Hotel shows 201 at 836. Hyatt Centric Brickell Miami shows 208 at 885. The six total 1,184 rooms.

Fourteen more hotel records sit inside the same radius without a room count, among them Aloft Miami Brickell at 254, Novotel Miami Brickell at 402, Homewood Suites at 499 and JW Marriott on Brickell Avenue at 791. Confirm each count with the property.

Where the Housekeeping and Concierge Shifts Come From

A 110-unit building recruits from the same line-staff pool as the hotels beside it. The brochure and the website publish no wage, headcount or staffing plan. Whether the management programme pays hotel-competitive rates across 110 doors is the operator question the record leaves open.

An Eighty-Five-Project Pipeline and Fourteen Months

The tracker's pipeline counts 85 projects carrying 32,648 residences and keys, peaking in 2028. Brickell holds 19 of those projects, and the 2028 window carries 19 projects and 7,841 units.

Meliá Residences Miami delivers outside that peak. Its 110 residences equal 0.34 percent of the metro pipeline, and Brickell's 19 projects are 22.4 percent of the total. A 2027 completion lands in a window the tracker puts at 11 projects and 1,627 units, ahead of the heaviest delivery year.

The Two Prices the Sales Documents Publish

$501,230 over 450.4 square feet divides to $1,113 per square foot. $606,566 over 539.5 divides to $1,124. The tracker models a median of $1,850 per square foot across the Miami pipeline.

Those are different measures from different publishers: an asking price on a named unit size against a modelled median across 85 projects.

The website lists junior suites from $501,000 and its available inventory from $500,000, a $1,000 spread on one unit type.

What the Construction Loan Implies

Florida YIMBY reported a $30 million construction loan arranged by Concord Summit Capital, in a piece published on 30 May 2026 that recorded the top-off on 21 May 2026. Spread across 110 residences, that debt equals roughly $273,000 per home. The same piece calls the project the brand's first hotel-branded residential concept in North America and credits Concepto Capital Group with the capitalisation.

No developer statement in the file publishes a total project cost. The $30 million is the only capital figure on the record, and it is a construction loan, which excludes land and soft costs.

What an Operator Should Ask Before Counting the Name

Five questions decide whether the Meliá name carries operating weight on this building. Who holds the management agreement and for what term. What the rental programme pays an owner and what it charges. Which of the fifteen services are staffed in-house. What the licence termination clause does to an owner's rental income. Where staff are recruited and at what rate.

Three of those answers sit in the developer's disclosure documents, which Florida law requires under section 718.503. The sales page says as much itself. Read them before treating a brand name as a service standard.
