A £25m programme on a 200-acre estate
Depho Estates Ltd bought Aldwark Manor Estate from Aprirose in 2019. The family business has committed £25 million to the house, the grounds and three new buildings on the 200-acre site between York and Harrogate.
The programme covers a refurbished Manor House, the three new buildings, a redesigned 18-hole golf course and new dining and wellness space. The Caterer reported the figure on 12 October 2026 and Boutique Hotelier on 14 October 2026.
The wing that closes the programme
The three-storey Salus Wing adds 17 bedrooms, seven treatment rooms and two meeting rooms. Both outlets date its completion to October 2026. Those rooms stay a stated plan until the building hands over.
The coverage counts 60 bedrooms and suites on the estate before the wing. That puts the completed property at 77.
What the spa adds
Salus Spa opened in late 2025 and accounts for £12 million of the programme, per Boutique Hotelier. The spa holds a hydrotherapy pool, a spa garden with an outdoor sauna, a sauna, a steam room, cryotherapy and a gym. The estate demolished its former swimming pool and replaced it with an infinity-style pool.
Dining, golf and events
Chartwell is the new dining building, with Pinafore as its private dining room and Clem's as its wine tasting room. Elements has been renovated with a retractable roof. Bunkers Sports Bar stands on the former golf clubhouse site with eleven bedrooms above it.
The estate also lists a padel court, riverside meeting facilities, a cocktail bar built from a horse box, a 1964 Routemaster bus for private events and a refurbished Gatekeeper's Cottage.
Two meeting rooms in the new wing join the riverside space and give the residential-conference side its own capacity.
Awards, attributed by outlet
Boutique Hotelier calls Chartwell a three-AA-Rosette restaurant. The Caterer calls Chartwell Michelin Guide-listed and gives Elements two AA Rosettes.
Who runs it
Richard Smith joined as general manager in 2025. Both outlets quote him.
No outlet publishes a rate for a Salus Wing room. A buyer pricing a spa break or a residential conference works from the Manor House inventory until the wing opens.
