The Campus at 16th and Capitol
Indiana University Health is building a 4.3 billion dollar hospital campus at 16th Street and Capitol Avenue. The board set the hospital construction budget at 2.31 billion dollars and put support buildings, infrastructure and other campus expenditures at an additional 1.98 billion on a 44-acre site.
The building programme runs to 864 inpatient rooms, 50 operating rooms, 110 emergency department care spaces and three bed towers at 16 stories. Every patient room is private.
The opening date reads three ways on IU Health's own pages. The project page summary says late 2027, the project FAQ answers December 2027, and the board's 2023 release moved the inpatient opening to the fourth quarter of 2027.
The Buildings That Carry the Weekday Base
Four buildings sit around the hospital. The Medical Office Building is a five-story mixed-use building for offices, clinical space and retail. The South Support Building houses material management, loading docks and the hospital's primary parking area, with bicycle and electric charging stations on an elevated walkway into the hospital. The Central Utility Plant carries chillers, boilers, heat-recovery chillers, steam for sterilization and fire protection water, plus backup power generators. A medical education and research building supplies 326,000 square feet of office and research space for medical education and research teams at IU School of Medicine.
The Medical Office Building houses many of the system's outpatient services. The campus sits inside the area IU Health calls the Indy Health District.
The Weekday Pattern
Clinical work runs on weekdays. Procedures, imaging, clinics and research trials fill Monday through Friday, and the people who travel for them book the nights around the appointment.

Ask IU Health for the average length of stay by service line, the annual inpatient and outpatient volumes and the clinic schedule. Those numbers size the base that a room block would serve.
Rate Discipline
The downtown pipeline sets the other side of the rate question. HVS puts the Indiana Convention Center expansion at 781 million dollars for completion by mid-year 2026, with 143,500 square feet of event space, a 50,000-square-foot ballroom and an 800-room Signia by Hilton. On completion the convention center connects to more than 5,500 hotel rooms by skywalk. City officials project 232 million dollars in new events and nearly 2,900 jobs from the expansion, and HVS reads the added capacity as a source of compression across the downtown market.
For an operator on 16th Street the two ledgers meet in one place. Convention compression moves rate in the event weeks, and the hospital campus supplies the weekday base between them.
No published average daily rate, length-of-stay series or negotiated rate applies to this campus. Rate discipline on 16th Street will rest on the terms operators write with the health system, on shoulder-night patterns around the clinic week, and on how downtown absorbs the rest of its pipeline.
The Consolidation Operators Should Notice
The campus consolidates two hospitals that stand on this corridor today. IU Health is combining high-acuity adult care from Methodist Hospital and University Hospital into the new building. All clinical specialties move to the new campus, including the emergency department. The bed base renews on 16th Street as new beds replace old ones.
Operators holding rooms near the corridor already serve this demand base. The new campus gives them a reason to write longer agreements and to hold rate through the week.
Open Items
Ask IU Health for the average length of stay by service line, the travel-nurse and locum tenens contracts it expects to place, and any negotiated rate agreement it plans to sign with hotels near the campus. Ask the Department of Metropolitan Development for the access and road plan along 16th Street through 2027. The hospital opens to inpatients in the fourth quarter of 2027.
