E11EVEN Tower Opens With the Hotel Side Phasing In

A 65-story Park West tower by E11EVEN Partners and Property Markets Group holds 456 residences, open since June 2026 while the hotel and day club phase in toward year-end.

Four Hundred Deeds Landed Before the First Hotel Room

E11EVEN Club Hotel & Residences delivered its homes first. Tower One handed over in February 2026, the first deeds were recorded on 6 March 2026, and The Real Deal counted roughly 400 deeds against a 456-unit building by 22 June 2026. The project page files the property as open from June 2026 and dates the hotel and day-club components to year-end.

The general manager therefore inherits a building whose shared systems already serve residents. The pool deck and the spa carry a resident user base before the first guest checks in. Two dates frame the work: 22 June for the deed count and 31 December for the hotel.

A Programme That Publishes No Key Count

The page publishes 456 residences and 65 floors. It publishes no key count for the hotel component, no operator, no management company and no opening date beyond the year-end line. It names E11EVEN Partners and Property Markets Group as developers, Sieger Suarez Architects as architect and John Moriarty & Associates as contractor.

An operator signing a phased building needs four numbers before the management agreement is drafted: keys, opening date, amenity access split and the labour budget for the months before rooms revenue begins. The record answers none of the four.

What a Phased Opening Asks of the Opening Team

Residences closed under sales contracts. Hotel arrivals bring an operating business into the same address, on shared building systems, with two separate document sets behind them.

The first task is the access schedule. Which floors, which pool hours and which spa appointments go to residents, and which go to paying guests. The record publishes no such schedule. The second task is the staffing curve. A hotel with no published key count carries no published housekeeping ratio, front-desk headcount or cover count, so the opening team sets its own numbers and carries the variance into the first trading quarter.

The Amenity Set Names Three Anchors

The description names a rooftop pool, a Chopra Spa and a nightlife venue. A guest booking here buys access to those three, and the room is the base product underneath them.

That structure puts the trading week on a venue calendar. The record publishes no rate, no occupancy figure and no venue schedule. The door, the security desk and the front desk staff to a forecast the opening team writes first, and the spa and the pool deck price separately from the room.

Three Trading Neighbours Inside Three Tenths of a Mile

Three properties within 0.3 miles are now open: Miami World Tower 1 from 2024, Miami Worldcenter from May 2025 and The Crosby Miami Worldcenter from 2025. Five more sit under construction within half a mile: Legacy Hotel & Residences under 0.1 miles, JEM Private Residences at 0.1 miles with a Q4 2027 date, Waldorf Astoria Residences Miami at 0.5 miles with a Q2 2028 date, One West Twelve at 0.2 miles in 2028 and 14 ROC at 0.3 miles in 2028.

The set gives the revenue manager a comparison group at opening. It also gives the market a supply schedule: Waldorf in Q2 2028, One West Twelve in 2028, 14 ROC in 2028, Palm Tree in 2030 and Delano in 2031. Three of the five open in 2028, the year the market page dates 19 projects and 7,841 units.

The Financing and the Topping Out

An affiliate of Starwood Property Trust provided a $148.5 million construction loan in February 2022, per The Real Deal. The tower topped out in February 2025 at roughly 700 feet and 65 stories, per Florida YIMBY and PROFILEmiami.

Construction started on 11 November 2021. That date to the June 2026 opening runs four years and seven months, and the residence delivery landed in February 2026.

Four Questions the Operator Interview Should Settle

Ask for the hotel key count, the identity of the operator, the amenity access schedule and the operating hours of the day club, each in writing, before the flag goes on the door. All four are absent from the record.

A phased opening signed on an estimate for any of them produces a mismatch the resident notices first, because the resident signed before the guest booked. The building is open. The hotel side is the part still being decided.
