Baccarat Miami Puts a Hotel Operator Inside 360 Residences

SH Hotels & Resorts will run a 75-story Brickell tower of 360 branded residences from early 2028. The amenity list describes the crews that contract has to fill.

A Riverfront Tower With an Operator Attached

Baccarat Residences Miami rises 75 stories at 99 Southeast 5th Street, the address on its building permits, and sells under 444 Brickell Avenue. Related Group and GTIS Partners develop it. Arquitectonica designed it, Meyer Davis holds interiors, Enzo Enea holds landscape. Florida YIMBY reported on 13 March 2026 that decking reached the 40th floor of 75, with curtain wall climbing several floors below the active formwork and two tower cranes above. Completion is set for early 2028.

The line that matters to a hotel operator sits in the same report. SH Hotels & Resorts will manage the property. That places a hospitality operating company inside a building of 360 private homes.

What the Record Publishes as Staffed Space

The March 2026 report lists more than 75,000 square feet of amenities: social lounges, a health and fitness center, La Mer spa facilities, a pool deck over the river, a private marina with a residents’ yacht, a 10,000-square-foot waterfront restaurant and gardens by Enzo Enea along the riverwalk. The project record at oftmw.com carries the same shape, naming a riverfront promenade, a marina and resort-style amenities.

That list describes staffed functions. Spa facilities take therapists, attendants and a spa manager. A 10,000-square-foot restaurant takes a kitchen brigade and a front-of-house crew. A marina takes dock staff. A pool deck takes attendants. A fitness center takes trainers. Lounges take servers. Residences begin on the 15th floor, and those floors take front-desk, concierge, valet, housekeeping and engineering crews.

The record publishes no headcount, no operating budget and no terms of the management agreement. It publishes no rental programme, so short-stay turnover inside the 360 homes stays unquantified.

Where the Hiring Lands on Brickell

W Miami at 485 Brickell Avenue stands 103 metres from the tower. SLS LUX Brickell sits 427 metres away, JW Marriott Miami 763 metres, Four Seasons Hotel Miami 1,174 metres. All four hire from the same county labour pool.

GMCVB’s September 2026 leisure and hospitality employment file counts 151,600 Miami-Dade leisure and hospitality jobs, up 1,100 or 0.7 percent on September 2025. The same series peaked at 157,400 in May 2026 and shed 5,800 jobs by September. The bureau’s September occupancy file puts Downtown Miami at 74.2 percent year to date and 66.3 percent for the month, 6.3 points above September 2025.

A 2028 opening enters that series. The 5,800-job swing between May and September describes the slack available between spring and autumn hiring in one county.

The Count Moved From 355 to 360

The programme has changed in print. Florida YIMBY’s loan report of 2 April 2024 carried 355 residences including eight penthouses, more than 95 percent of them sold since the launch in late 2021. The permit report of 21 July 2024 carried the same 355. The March 2026 report carries 360: 324 tower units, eight penthouses and 28 riverfront flats and duplexes. Use 360 for the current programme and date the 355 to its sources.

Four Questions the Amenity List Leaves Open

First, whether the 10,000-square-foot restaurant takes non-resident bookings. A public restaurant puts its covers into the same market as hotel food and beverage on Brickell Avenue. A residents-only room keeps that demand inside the building.

Second, whether the La Mer spa sells treatments to guests outside the residence roster. Third, whether the marina accepts transient berths or holds the yacht and residents’ craft only. Fourth, whether owners may place homes into a managed rental programme, which sets the housekeeping and front-desk load an operator has to staff.

No phased opening appears in the record. One completion window, early 2028, covers the tower.

Capital and Permits Behind the Build

Bank OZK supplied a $328 million construction loan in March 2024, arranged by Berkadia South Florida. Miami’s Building Department issued a master building permit on 15 July 2024, replacing a phased vertical permit. An electrical permit followed on 18 July 2024 for JC & A Electrical Contractors at $21,120,000. A mechanical air permit sat pending at that date with HYVAC INC. at $13,000,000.

Ceco Concrete Construction placed more than 10,000 cubic yards of concrete and 1,500 tons of rebar in a continuous 30-hour mat pour in August 2024, the largest in Related Group’s history.

What an Operator Watches to 2028

Watch the management agreement scope as it becomes public, the pre-opening staffing plan and the identity of the restaurant operator. Watch the county employment series in the two quarters before handover. Watch whether the spa and restaurant open with the residences or later, because staffing arrives with each opening.

Related Group and GTIS deliver 360 homes in early 2028 with SH Hotels & Resorts contracted to manage them. The record publishes no staffing plan for that contract.
