201 Homes Approved at 1965 Market Street: What the Corridor Holds

San Francisco approved a 23-story, 201-home tower at 1965 Market Street on 6 July 2026, adding residents beside a corridor of small independent hotels.

The approval

The San Francisco Planning Department granted final approval for a 23-story tower at 1965 Market Street. SF YIMBY reported the decision on 6 July 2026. The San Francisco Chronicle and SFist carried the story on 9 July 2026.

The tower runs 23 stories and 239 feet on about 0.4 acre at Market Street and Duboce Avenue. SF YIMBY puts the yield at about 237,650 square feet, with 206,060 square feet of housing, 2,450 square feet of retail and 16,500 square feet for an underground garage. Parking covers 62 cars and 138 bicycles. The approved total is 201 homes across 10 studios, 100 one-bedrooms, 81 two-bedrooms and 10 three-bedrooms.

The demand the block adds

The corner sits inside the Castro and Civic Center corridor, where hotel stock runs to small independent properties. A bounded OpenStreetMap search around the 1965 Market Street coordinate returned 29 named hotels inside 1.5 kilometres on 16 October 2026, 16 of them inside one kilometre.

The nearest are the Travelodge at 1707 Market Street at 437 metres, the Twin Peaks Hotel at 483 metres and the Perramont Hotel at 491 metres. Hotel Sunrise on Valencia Street sits at 545 metres, the Edwardian Hotel at 566 metres and 24 Henry at 609 metres. The Mission Street cluster runs from the Union Hotel at 2030 Mission Street at 764 metres to the Prita Hotel at 1,150 metres.

An operator quoting the corridor's bookable total asks each house for it, because these listings carry no room count.

The corner holds two sites

1939 Market Street sits 68 metres away. Mercy Housing and Openhouse co-develop an affordable senior tower there at 15 stories and 159 feet, with 187 units. SF YIMBY reported in December 2025 that construction is expected to start in late 2026 or early 2027, at a cost of at least $117 million, with completion as early as 2029. Swinerton and Rubecon form the general contracting joint venture. Paulett Taggart Architects leads the design with Y.A. Studio.

Two construction sites at one intersection raise room demand from the trades, and the second of the pair opens in 2029.

The citywide line

NBC Bay Area reported SF Travel's forecast: hotel occupancy running about 70 percent citywide for 2026 and closer to 72 percent for 2027, with 25 million visitors and more than $10 billion in visitor spending next year. SF Travel chief executive Anna Marie Presutti attributed the year to a heavier convention calendar.

What sets the schedule

SF YIMBY reports that the estimated cost and timeline for construction are not established. No general contractor, no construction lender, no building permit and no construction start date appear in the sources reviewed.

Chris Foley, the broker who worked with Keller Grover through the approval, told the Chronicle the site is "the first project going on the market that was approved under all the new state laws", with "zero land comps". A recorded construction loan fixes the next step an operator can watch.
