What opens at Market and Gough
The Office of the Mayor put the Artists Hub on Market at $140 million in a release dated 28 July 2026, with a $100 million private gift carrying most of it. The 15-storey tower at 1687 Market Street holds 94 affordable homes for artists, arts workers, arts administrators and production-related arts and entertainment workers, restricted to households earning up to 80 percent of area median income. SF YIMBY adds the measurements from the current plan: 151 feet tall, 104,440 square feet of building area, with about 80,000 square feet of housing and 19,330 square feet for arts activities.
The amenity list a concierge needs sits in the Mayor's release. Music and dance rehearsal and practice studios, a black box theatre, and programmatic and office space for Artists Hub on Market. A community room, a landscaped roof deck, secured bicycle parking at 110 spaces, on-site resident services and neighborhood-serving amenities. SF YIMBY places a neighborhood cafe at the corner of Market and Gough. Mercy Housing and Randall Kline of Artists Hub on Market are joint sponsors, with design by Mark Cavagnero Associates and landscape work by Shades of Green of Sausalito.
The dates an operator can plan against
The McRoskey Mattress building came down in February 2026. SF YIMBY reported the demolition on 17 February 2026 and records the permit trail: filed in July 2025 and issued by the city in November, with crews starting in early February. The official groundbreaking followed, and the Mayor's release dates the ceremony to 28 July 2026. SF YIMBY publishes completion as spring 2028, and the Mayor's Office publishes 2028.
The only dated milestone before the doors open is the Artist Housing Certification Program. The city launches it in early 2027 to build an eligibility list for artist housing lotteries, including this project's. The certification rests on one of three qualifying pathways: at least $10,000 a year in art income in three of the last five years, selection for an arts grant, award or project within the past three years, or three work samples. There is no fee. The housing lottery is anticipated in early 2027.

Three routes a front desk can print
The evening circuit runs west on Market to Gough for the Hub, then north to the SFJAZZ Center and Davies Symphony Hall at published walks of 0.25 miles and 0.35 miles. The matinee circuit pairs Herbst Theatre at 0.47 miles with the Asian Art Museum at 0.61 miles, and returns on Muni Metro or BART from Civic Center station at 0.63 miles. The dining walk takes Patricia's Green at 0.28 miles and comes back through the Hub corner.
The capacity line to leave out of contracts
No seat count sits on the current plan. The February 2026 filing named an 85-seat black box theatre, and the modification submitted in September 2025 changed the envelope. A capacity quoted from the earlier paperwork is a figure the sponsors no longer publish. The revised programme cuts the tower from the 182 feet and 102 units of the 2024 filing to 151 feet and 94 homes, and bicycle parking from 124 spaces to 110. Group sales quote the current envelope.
No season, no ticket structure and no cafe operator are published either.
The booking brief for 2028
Write the Hub into the 2028 group offer as a walkable arts stop with the measured walks. Hold the theatre capacity line out of contracts. Assign one contact for the sponsor's programming office, because the calendar is the asset.
