1428 Brickell Sets Late-2028 Finish for 195 Solar-Glass Residences

Ytech's 70-story tower at 1428 Brickell Avenue carries 195 fully finished residences, more than 60 percent already under contract, with completion targeted for late 2028.

Ytech has 195 condominium residences rising on Brickell Avenue, with a late-2028 completion target and more than 60 percent of the homes under contract. The tower at 1428 Brickell will stand 70 stories and 861 feet. Arquitectonica designed the building. ACPV ARCHITECTS Antonio Citterio Patricia Viel holds interior architecture and design. ArquitectonicaGEO holds landscape architecture. Coastal Construction leads construction, with Capform on concrete work. Ytech broke ground in November 2024. Florida YIMBY reported on 3 September 2026 that the superstructure reached level 25.

Every residence arrives finished. The specification names Italian Arclinea kitchens, Rimadesio glass partitions, OptiGray glazing, ceilings from 11 feet and solid concrete demising walls. The record publishes no fit-out allowance between delivery and move-in.

The price band moved. The November 2024 release listed two- to four-bedroom homes of 1,800 to 4,000 square feet between $3 million and $7 million. The November 2025 financing release listed the same size band between $4.4 million and $10 million, a Lower Penthouse Collection of 4,000 to 7,000 square feet from $10 million to $20 million, and two upper penthouses valued at $60 million each. Ytech supplied both figures through Florida YIMBY, one year apart.

What Ytech has already sold

More than 60 percent of the 195 homes were under contract by November 2025, while the tower stood at foundation stage. The $565 million construction financing closed that month, with J.P. Morgan as senior lender and Sculptor Real Estate as junior lender. Melissa Rose and Brian Gaswirth of JLL Capital Markets arranged it. The release calls the loan one of the largest residential project loans in the United States in 2025.

Sixty percent of inventory sold before the podium clears answers the demand question a hotel revenue manager would otherwise hold open.

The pour behind the current height

The mat foundation went in during one continuous operation that began 26 September 2025 and ran 33 hours. Coastal Construction placed about 13,000 cubic yards of concrete, set 2,700 tons of reinforcing steel and took more than 1,300 truck deliveries. The September 2026 report shows two tower cranes outside the footprint, perimeter formwork and vertical reinforcing steel advancing around the active deck. Facade panels on the residential levels still carry protective blue film.

The amenity stack a hotel suite competes with

Ytech publishes more than 80,000 square feet of private amenity space across the top three floors, about 850 feet above ground. The list runs three pools with one crowning the tower, a 10,000-square-foot gym with weight training, HIIT and indoor-outdoor yoga areas, a two-story wine and art lounge, office suites, a private dining room with a Vaselli kitchen, a juice and wellness bar, a spa with an aquatic therapy area, a children's recreation centre and fully furnished private guest suites.

Service runs through an estate manager assigned to each residence, a wellness concierge covering personal training, spa treatments and nutritional coaching, and a porte-cochere with 24-hour valet, porter and guard. The Owner's Club carries food and beverage service, an on-site sommelier and event planning.

The pool deck, the gym and the private dining room answer requests a Brickell suite also receives. The Owner's Club reaches the private-dining and small-reception work a hotel sells under a banquet heading.

The guest suite inside the building

The furnished private guest suites carry visiting family for a resident in season. Each night they take is a room-night a hotel on the same avenue bills at winter rates. The record does not say how many guest suites the building holds, what residents pay for them, or whether the building lets them beyond the ownership.

Solar glass and the common-area power line

The west-facing facade carries approximately 500 photovoltaic-integrated windows across nearly 20,000 square feet. Ytech states the system generates up to approximately 175,000 kilowatt-hours annually for the building's common areas, reduces an estimated 4,700 tons of CO2 emissions and saves about 3,000 barrels of oil a year. Common-area electricity is a controllable line on a hotel operating statement, and a residential service charge carries the same load.

What late 2028 means for a winter rate set

Handover lands ahead of the 2028-2029 winter season if the target holds. At that point 195 households in $4.4 million to $10 million homes, most already contracted, hold the option to spend February in Brickell. This tower adds owners without adding keys. No rental programme, no hotel flag and no management agreement appears in the Ytech releases.

Questions for a Brickell revenue manager

Three answers would settle the rate question. How much February suite demand comes from households that go on to buy in the building? How does a resident guest suite price against a hotel room on the same avenue? Does the amenity floor change the rate a two-bedroom suite commands in the first winter after handover?

The published record carries the developer's figures. The revenue manager holds the other side.
