A 253-Room House on the Terminal Campus
The Indianapolis Airport Authority broke ground on 12 June 2025 on a $205.8 million hotel on the Indianapolis International Airport terminal campus, and topped out the structure on 14 May 2026. Both dates come from the authority's own releases. The Westin Indianapolis Airport hotel carries 253 guest rooms, a full-service restaurant serving three meals a day, a fitness centre, a seventh-floor bar and lounge, roughly 10,000 square feet of meeting space, and hotel-specific parking with a valet option. Wischermann Partners operates the hotel on opening.
The authority's groundbreaking release puts completion in December 2027. The topping-out release puts the opening at the end of 2027 and describes the schedule as on track.
The Walk to the Gate
A pedestrian passage connects the hotel to the airport's parking garage, which places a guest inside the terminal without a shuttle leg or a curb. Mario Rodriguez, the authority's executive director, described the hotel as "the front door to the front door" of Indianapolis. The authority's own comparison is to a 45-minute to an hour drive to a property off the airport.
For an operator, the walk carries the room rate. The guest buys the room to remove a transfer, and the rate carries the value of that removal. The authority publishes the passage, the valet option and the address. It publishes no rate and no occupancy.
The Third of Passengers Who Leave Before Nine
Roughly one-third of passengers flying out of IND depart before 9 a.m., per the authority. The authority's groundbreaking release states that the original plans for the Midfield Terminal complex included a terminal-connected hotel. That departure share is the published demand set for a pre-flight overnight, and the authority presents the hotel as an overnight option that saves time before an early morning flight.
Barbara Glass, the authority's board president, called the hotel the biggest investment directly benefiting the travelling public since the new terminal itself was built, and a revenue and job generator for Indianapolis. The topping-out release puts permanent operating jobs at roughly 140.
The Pre-Flight Night as a Rate Category
A pre-flight night sells at a fixed point in the calendar: the evening before a morning departure. The operator question is what that guest will pay for the room against the cost of a downtown room plus the drive. The authority publishes the address, the pedestrian link, the valet option and the meeting space.
The rate, the monthly band and the group floor are all unpublished. Record-breaking passenger traffic at IND is the demand input the authority cites in the same release.
Shoulder Nights Across Seven Floors
The topping-out release describes seven levels of glass facade, the roof going into place and crews building out guest rooms, dining and bar areas, meeting spaces and amenities. The 10,000 square feet of meeting space serves the shoulder night, and the seventh-floor bar and lounge is the reception space above it.
Visit Indy counts 12 hotels and 5,200 rooms connected to the Indiana Convention Center downtown, with more than 10,000 rooms within walking distance. The authority publishes no room count and no occupancy figure for the airport submarket.
The Capital Structure Behind the Asset
The authority funds the $205.8 million project through airport general revenue bonds, Marriott key money and an airport equity investment, with no tax dollars, per the topping-out release. Fitch Ratings, Moody's Investors Service and S&P Global Ratings each assign the authority a stable outlook, with ratings ranging from A to A+. The authority reports reserves up 88 percent over the past decade and total debt down $127 million.
The project team is Shiel Sexton Company as general contractor, CSO Architects as architect of record, FlickMars on public space interior design, Carson Design on guestroom interiors, Louderback Group as owner's representative, CHMWarnick as hotel asset manager and Wischermann Partners as operator. CSO developed the construction drawings and Shiel Sexton developed the construction programme and guaranteed maximum price, per the groundbreaking release.
The Numbers the Authority Has Not Published
An operator modelling this asset still needs a room rate, a group rate floor, a corporate rate card, an occupancy projection, the valet price, the share of the 253 rooms held for crew or airline contracts, and the rent or management fee under the Wischermann agreement. The authority publishes the milestone sequence and the building programme.
The sequence is on the record: a $205.8 million budget ratified by the board in February 2025, a 12 June 2025 groundbreaking, a 14 May 2026 topping out, and completion toward the end of 2027. More than 100 Indiana companies work on the project, with local trade and design participation exceeding $150 million, and more than 1,500 construction professionals will have worked the site at an average of 120 crew members a day, per the topping-out release.
