What came back to Nob Hill
The Huntington Hotel reopened at 1075 California Street on 1 March 2026. The house sells 143 keys. The building opened as apartments in 1922. Eugene Fritz converted it to a hotel in 1924. It closed in 2020.
The operator publishes the inventory as 71 guest rooms and 72 suites. Suites hold about half the house. That share comes from the two published counts. A Superior King measures 303 to 391 square feet. A One-Bedroom Suite measures 759 to 790 square feet. The GoodLifeReport feature on the reopening puts the average room at about 581 square feet.
The rate position on the record
The hotel publishes no room rate on its own channels. The record carries the levers. Three packages set the rate-management terms.
The Signature Credit carries a $100 hotel credit for a standard room and a $200 credit for a suite. Fourth Night on the House gives a complimentary fourth night after three consecutive nights. Intentional Indulgence attaches a $300 Nob Hill Spa credit, premium skincare and bath amenities, and an in-room tea service.
Each offer works on nights per stay or on spend above the room rate. Valet parking runs $100 a night for hotel guests, with unlimited in and out privileges. Diners at The Big Four pay $40 for up to four hours.
The spa as a second revenue line
The Nob Hill Spa opened with the hotel. It runs as a destination in its own right, and treatments are bookable by non-residents.
The operator's spa page puts the space at nearly 9,000 square feet across three levels. The GoodLifeReport feature describes an 11,000-square-foot three-story space. Both publish a soaking pool. The operator heats the pool to 94 degrees Fahrenheit and reserves it for guests who book a treatment.
An SF YIMBY report of 11 December 2025 describes 12 treatment rooms, saunas, steam rooms and an outdoor terrace. The operator's spa page puts saunas and steam rooms in each locker room. It lists the spa event floor at 1,840 square feet with a capacity of 100.
The restaurant and the salon
The Big Four reopened on 17 March 2026 in its 50th year. Breakfast runs 7 to 10 a.m., lunch 11 a.m. to 2 p.m., weekend brunch 10 a.m. to 2:30 p.m., and dinner 5 to 9 p.m. Sunday to Thursday and 5 to 10 p.m. Friday and Saturday.
Arabella's opened in April 2026 with 25 seats a few steps above the lobby. It serves Tuesday to Saturday from 6 p.m. with small plates and heavy hors d'oeuvres. The salon carries the name of Arabella Duval Huntington, the second wife of Collis P. Huntington.
The Penthouse on the twelfth floor
The Penthouse wraps the northeast corner of the 12th floor and measures 1,306 square feet. The operator sells it as one key for two guests. The same room appears on the venue sheet for 25. The December 2025 SF YIMBY report described the unit as nearly 1,500 square feet.
The ownership, the designation and the team
Flynn Properties and Highgate Hotels bought the property at a foreclosure auction in March 2023. SFist reported a nominal reserve bid of $29 million and no other bidder. The default sat on a $56.2 million loan from Deutsche Bank, with $61.1 million owed including fees and penalties.
The building joined the National Register of Historic Places in September 2025. Singular Builders and BAR Architects & Interiors ran the interior restoration. The operator's press page credits the interiors to the designer Ken Fulk. SFist credits the Big Four redesign to the same hand.
No restoration cost is published by any source reviewed for this article. Two published figures describe the 2018 purchase by Woodridge Capital. The GoodLifeReport feature states $87 million. SFist, citing Bay Area News Group, states a reported $51.9 million.
What the property file leaves open
No source reviewed publishes an occupancy figure, an average daily rate or a revenue-per-available-room figure for this property. The record carries no group rate and no contracted room block. It carries no account of how the current 143 keys were configured against the 136 keys SFist reported in 2022 and the 135 keys it reported at the 2023 auction. The record also carries no Nob Hill market rate to set against the property.
