Attainable Housing Megaproject Reshapes a Miami Hotel Labor Market

An $880 million, seven-tower Live Local Act development at 8395 NW 27th Avenue in West Little River, with 4,032 furnished residences from $1,327 a month and roughly 200,000 square feet of amenities. About 3,000 units are reserved at base rents for first responders and essential workers. Demolition began in March 2026, and completion is targeted for the second quarter of 2028.

Four thousand thirty-two apartments and one rent floor

The HueHub occupies 12 acres at 8395 NW 27th Avenue in West Little River: seven towers at 35 stories, 4,032 studio to two-bedroom residences, and an $880 million cost. Pablo Castro of Urban Network Capital develops it with Laura Tauber, and Arquitectonica is the architect.

Florida YIMBY reported demolition starting on 8 March 2026. The tracker dates the announcement to 2026, records the demolition phase from March 2026, and puts completion in the second quarter of 2028.

The project’s own site publishes a rent: from $1,327 a month, furnished. YIMBY reported planned pricing of about $1,300 for a studio, $1,600 for a one-bedroom and $1,900 for a two-bedroom. It also reported a commitment to reserve roughly 3,000 units at base rents for first responders and essential workers, and named hospitality employees among the workers the building targets.

Two caveats attach to the marketing figure. The site carries a 2025 copyright and advertises reservations opening in January 2026. Read $1,327 as an asking rent and confirm it at lease-up.

What the amenity sheet offers a hotel worker

The tracker puts shared amenities at roughly 200,000 square feet. The project site breaks the programme into five categories: coworking and creative spaces, fitness and wellness zones with outdoor running tracks and gyms, a retail and dining hub, on-site services, and education and community.

The on-site services list carries what a shift schedule turns on. Child care. Adult care. Dry cleaning lockers. A hair and beauty salon. Catering. A pet hotel and groomer. A tailor and shoe cobbler. Massages. Cleaning services. Electric vehicle charging. An eco car wash.

Child care and adult care carry the most weight for a hotel roster. A front-desk or housekeeping shift that runs past the school day leaves a coverage gap. A building staffing both services closes part of it. Dry cleaning lockers and the salon suit a uniform. Catering sits against a banquet schedule closely enough that an operator should read the tenancy before counting it.

Count coworking as resident amenity. Child care, adult care and the clinical use are the parts a hotel workforce can draw on.

Two clinical uses, named differently

The tracker describes an on-site urgent care facility. The project site lists primary care under education and community, beside a comprehensive charter programme. No operator, grade range, payer mix or opening date is published for any of the three.

Urgent care handles a sprained wrist between shifts. Primary care handles the annual physical a benefits plan pushes. Ask which tenancy signs, and ask for the lease.

The station two minutes away and the one at 150 feet

The location page lists Northside Metrorail Station two minutes away, the Tri-Rail and Metrorail transfer station at five minutes, and Miami International Airport at ten minutes, all as arrival estimates by car.

The same page describes the North Corridor transit project, a planned Metrorail station 150 feet from the site, and a shuttle service. No start date or funding line appears. The 150 feet is a developer projection, and the current drive time is the reliable figure.

The nearest rooms stand on the same avenue

OpenStreetMap records the Budget Inn motel at 8929 NW 27th Avenue, 580 metres away in a straight line, and Motel X at 7000 NW 27th Avenue at 1.35 kilometres.

The nearest branded cluster sits about five kilometres south in the airport corridor: Hampton Inn Miami Airport East at 3449 NW 42nd Avenue (5.4 km), La Quinta Inn & Suites Miami Airport East at 3501 NW 42nd Avenue (5.4 km), Embassy Suites by Hilton Miami International Airport at 3974 NW South River Drive (5.2 km), and EB Hotel Miami at 4299 NW 36th Street (5.2 km). Distances are straight-line from the geocoded address.

That corridor holds the nearest concentration of hotel payroll. Four thousand and thirty-two furnished apartments within a short drive of it put attainable housing on the same side of the city as those jobs.

A schedule no staffing plan can use yet

Demolition began in March 2026. The tracker’s dated entries record a construction loan of roughly $600 million still unclosed in June 2026, three active suits, and no vertical groundbreaking date set.

In July 2026 Castro targeted a close at about 60 percent loan-to-cost by month end, with the vertical start still unscheduled. In August 2026 court filings reported by Bisnow recorded a lender revoking its term sheet, the July groundbreaking not happening, and counsel for the developer moving to withdraw from the Tauber litigation.

Completion is targeted for the second quarter of 2028. From the August 2026 record that leaves 21 months for vertical work on seven towers. No phase schedule, tower sequence or first-occupancy date is published.

The tracker prints an 85-project pipeline and 32,648 residences and keys under the West Little River label. The same totals print under other district labels on sibling pages, so read them as metro figures.

The suits between the lease and the roster

The tracker names Pablo Castro of Urban Network Capital and Laura Tauber as developers, with Arquitectonica as architect. It records the Tauber litigation among the June 2026 cases and the withdrawal motion in August.

No complaint, cause of action, claim amount or hearing date is published. A recruiter writing a relocation package against a 2028 opening should read the Miami-Dade court file directly.

What a recruiter should hold before signing

Ask for four documents: the executed construction loan, a tower sequence with a first-occupancy date, the rent schedule with its Live Local Act income bands, and the clinical and education leases.

The amenity programme sets what a shift worker gets for the rent. The construction record sets the risk of a late opening. Price the two separately.
