Fouquet's Brand Brings an 85-Key Hotel Into Miami's Design District

Fouquet's will flag and operate an 85-key hotel in a 12-story building at 39 NE 39th Street, joined to a 25-story tower of 143 homes. Three fee lines, a 2030 opening and no published rate.

Fouquet’s will flag and operate the 85-key hotel at 39 NE 39th Street in the Miami Design District. Groupe Barrière owns the brand. The hotel occupies a 12-story building connected to a 25-story tower of 143 condominiums, per Commercial Observer. The developers are Raycliff Capital, Fort Partners, Miami Design District Associates and Constellation Hotels Holding. Miami Design District Associates is a joint venture of Craig Robins’ Dacra, L Catterton Real Estate and Brookfield Properties. The site runs to nearly two acres.

The split sets the operating brief. A 12-story house carries 85 keys. A 25-story tower carries 143 homes, and the hotel is contracted to serve that resident base.

A Paris Brand Signs Into a Two-Tower Site

Fouquet’s takes the flag, the management of the residences and the dining programme. Commercial Observer reports the operator will manage the residences and their amenities, and will lead five dining concepts.

One address therefore carries three revenue lines: rooms, residential management fees and food and beverage. The pairing runs at 1.68 residences for every hotel key, on 143 divided by 85.

The Maison That Opened in 1899

Fouquet’s opened on the Champs-Élysées in 1899. Groupe Barrière was founded in 1912 and stays under fourth-generation family control, led by Alexandre Barrière and Joy Desseigne-Barrière. It owns 12 hotels and 32 casinos, per Commercial Observer.

The brand reached the United States in 2022 with a 97-room hotel in Tribeca. It also runs houses in Paris, Saint-Barth and Courchevel.

Amenity Square Footage Against the Key Count

Fort Partners puts the indoor and outdoor amenity programme above 40,000 square feet across the two buildings, supported by Fouquet’s service. That works out to roughly 471 square feet of amenity space per hotel key, on 40,000 divided by 85. Spread across the 143 homes the same square footage is about 280 square feet per residence.

The project site lists a rooftop pool, a fitness centre, an executive lounge and a separate residence entrance. It lists a spa with steam, cold plunge and jacuzzi. Design credits run to David Chipperfield Architects, with Cube 3 as architect of record, RDAI for interiors and Perry Guillot for landscape.

The District Around the Lobby

The district’s about page counts more than 200 global luxury brands, among them Hermès, Dior, Cartier, Balenciaga, Fendi and Chanel. It lists Michelin-recognized dining at L’Atelier de Joël Robuchon, which holds two stars, plus Le Jardinier and Côte.

The Supply Reading on the Project File

The project file counts an 85-project Design District pipeline of 32,648 residences and keys.

The same file lists ten projects inside 2.4 miles. Two carry hotel names: Kempinski Residences Miami Design District at 0.3 miles for the fourth quarter of 2029, and Anantara Miami Resort & Residences at 0.3 miles for 2030. Neither is listed with a key count.

The district expansion adds ground-floor commercial space. Commercial Observer reports a January 2026 special area plan filing that carries 55,089 square feet of it and a 171-space garage beside the hotel and the condominiums.

The Floor and Suite Detail the File Holds Back

The project file records 25 floors, 143 residences and 85 keys as one set. It does not divide the floors between the two buildings. It publishes no room types, no suite count and no guest-room floor plate.

Design credits do not resolve the gap. Cube 3 holds the architect-of-record line, and the record carries no planning exhibit for either building. Commercial Observer gives the hotel 12 stories, which leaves roughly seven keys per floor if the count is spread evenly.

What the File Leaves for a Rate Decision

Three figures bound any revenue plan: 85 keys, 143 residences and 2030. The file publishes no rate, no opening month and no operator fee structure. Sales opened in April 2026 with prices from $1.8 million, per The Real Deal.

The status field reads Announced. The page’s own correction note records the project as pre-construction, with delivery moved from 2027 to 2030. A milestone line records a March 2026 groundbreaking attributed to floridayimby.com.

A revenue manager can hold the key count, the amenity ratio and the three fee lines. The rate line waits on operator disclosure.
