The offer and its two windows
Homes & Villas by Marriott Bonvoy pays 2,000 bonus Marriott Bonvoy points for each eligible night of a qualifying stay, up to 10,000 points per stay. Marriott defines a stay as two or more consecutive nights at the same property.
Two windows govern the promotion. Members book between 21 August 2026 and 1 October 2026 at 11:59 p.m. Eastern, and stays must complete on or before 31 December 2026. The offer page carries both dates in its headline copy.
Registration is required, and members must register by 1 October 2026. The reservation must run through the Homes & Villas platform with the membership number attached.
The spend floor and the points earned
A stay must reach a minimum spend of $1,500, or the foreign currency equivalent. Payment must be made by debit or credit card.
Base earning runs at five points per dollar on qualifying charges. Marriott's worked examples give 4,000 bonus points for two nights, 6,000 for three, 8,000 for four and the 10,000 cap at five nights or more. The bonus sits on top of the base points and any Elite bonus points.
A five-night stay at the $1,500 floor returns 17,500 points, which is 7,500 base points plus the 10,000 cap.
The charges that do not earn
Marriott excludes taxes, booking fees, cleaning fees, security deposits and extra add-on services from qualifying charges. Home rentals booked through third-party online retailers do not earn. Award redemption stays do not earn, whether points cover part of the reservation or all of it. Members who elected to earn airline miles in place of Bonvoy points are excluded. Cancelled stays and no-shows earn nothing.
Marriott branded hotels, branded residences and Marriott Executive Apartments sit outside the offer. Marriott Participating Brand Residences may appear on the platform and take no part in the Bonvoy programme.
Where the points land
Marriott's own terms put the posting window at 72 hours after the stay completes. The Gate reports a posting window of up to six weeks, or 42 days, in its terms block for the same offer.
The Gate's block states that the reservation must carry the membership number and omits the registration step, which Marriott's terms require by 1 October. Marriott also requires the membership number and the registered email address to be entered correctly at booking.
The companion promotion
A second Homes & Villas offer can run on the same booking. It pays one additional Elite Night Credit for each eligible paid night on stays from 3 September 2026 to 15 December 2026, and it carries a $1,750 minimum spend on a credit card booking. Registration and booking close on 30 September 2026.
The same promotion pays double points on eligible spend for nights stayed from 21 to 30 November 2026. Bonus Elite Night Credits post between 15 and 31 December 2026 and count toward the status year in which they post.
What a property checks before the windows close
Both windows close inside the same week, so a guest-services team has one conversation to hold. Registration on file for each promotion the guest intends to use. The membership number and the registered email address on the booking.
The spend floor is the number a rate team works with. On a two-night stay, $1,500 prices the promotion against the property's own rate and length-of-stay mix, and the $1,750 floor on the companion offer sets a second threshold on the same reservation.
The offer page publishes no property count. Marriott's own release copy describes nearly 183,000 premium and luxury whole home rentals across 10,000 destinations.
