193 Rooms on the Atlantic Beach Oceanfront
Dune House Hotel & Spa opened on 3 March 2026 at 1 Ocean Boulevard in Atlantic Beach, Florida. The independent property holds 193 guestrooms and suites. Sage Hospitality Group operates it.
The address carries two earlier hotel names. The Sea Turtle Inn opened on the site in 1973. The property later traded as One Ocean Resort & Spa.
A joint venture bought the hotel in July 2024. The partners are Sage Investments, Aspect Real Estate Group, Corner Lot and Kelco Management and Development. The renovation followed the sale.
Two of the Four Outlets Are Serving
The property's transformation page states its own position. Coastal Farmer and Cafe Dune are open. Soothsayer, Sea Turtle Scoops and Dune House Spa sit on the coming-soon list.
Sea Turtle Scoops carries two opening windows across the property's own pages. The transformation page places the ice cream outlet in summer 2026. The eat and drink page reads fall 2026.
Coastal Farmer Runs Breakfast, Lunch and Dinner
Coastal Farmer is the oceanfront restaurant and the coastal edition of Sage Restaurant Concepts' Urban Farmer. Daniel Tederous holds the executive chef role. Kiwi Dabold directs food and beverage, and Nicolos Kes works as chef de cuisine.
The property publishes three service windows. They run 7 a.m. to 11 a.m., 11 a.m. to 3 p.m. and 5 p.m. to 10 p.m.
The kitchen names its suppliers on the menu. Mayport C&C Fisheries, Chatel Farms, Clayton Farm, Black Hog Farm and Sharkbite Oyster Farm appear on the listing.
The room seats guests inside and on the oceanfront patio. It holds two private dining spaces, a 54-seat bar lounge with 10 seats at the bar, and a patio with 48 seats.
Cafe Dune covers coffee, pastries and light fare. Soothsayer is the poolside bar, with cocktails and small plates in a tiki setting. Sea Turtle Scoops will sell Mayday Ice Cream beside the path to the beach.
The Spa and the Room Product
Dune House Spa works with ocean minerals and coastal botanicals. Its named treatments are the Dune House Signature Massage, the Seaside Thermal Renewal body ritual and the Luminous Facial.
Sage Studio led the interiors with Islyn Studio of New York. The scheme draws on Atlantic Beach midcentury buildings and the area's surf culture.
All 193 guestrooms and suites have windows on the coast. Wood, stone and woven textiles run through the rooms and the public areas.
The oceanfront pool, the beach access and the 24-hour fitness center are open to guests.
Twelve Venues and 10,000 Square Feet
The property publishes 10,000 square feet of indoor and outdoor event space across 12 venues. It hosts a standing reception of up to 450 guests.
The Horizon Ballroom holds 3,800 square feet, with a banquet set for 250 guests and a theatre set for 450.
The capacity chart carries square footage and set-up counts for each room. The Coastal Farmer dining rooms, the smaller meeting rooms and Soothsayer appear on it.
What the Operator Runs Now
Sage Hospitality Group operates the hotel. The Denver company runs four divisions: Sage Hotel Management, Sage Restaurant Concepts, Sage Studio and Sage Investments.
Erik Kreft holds the general manager role. Kreft said the property has held a place in the Atlantic Beach community and that its owners share the commitment to its future.
Two dining outlets and the guestrooms are live at 1 Ocean Boulevard. The pool bar and the spa carry no published opening date. The ice cream outlet carries two.
