The Medical-Travel Account Five Kilometres From Union Square

UCSF's Helen Diller Hospital opens on Parnassus Avenue in 2030 at 682 beds, with 22 new operating rooms and 31 new emergency beds. The nearest hotel to the campus gate is 670 metres away and the downtown stock sits 5.2 kilometres out. A property serving the account needs a length-of-stay ladder, a procedure-date hold and a room set up for a companion.

The campus and the beds

UCSF broke ground on the Helen Diller Hospital on 27 April 2024. The building is 15 storeys, 880,000 square feet and $4.3 billion, on one city block of Parnassus Avenue. It opens in 2030.

The capacity numbers matter to a hotel. UCSF states the hospital raises system capacity by 37 percent to 682 beds, adds 22 operating rooms for a total of 40, and adds 31 emergency care beds for a total of 70, up 71 percent. The named specialties are neurosurgery, cardiology, transplant and emergency medicine.

Patient families, visiting specialists and relocation stays book weekday-weighted, multi-night business. An account of that shape rewards a rate code built for it.

Where the rooms are

A straight-line sweep from the campus gate on 19 October 2026 finds one hotel inside a kilometre. The Stanyan Park Hotel at 750 Stanyan Street measures 670 metres. Hotel Castro at 4230 18th Street measures 1.8 kilometres, Metro Hotel at 319 Divisadero Street 2.0. Union Square sits 5.2 kilometres from the gate and Moscone Center 5.6.

Parnassus Heights is a residential district. The medical-travel account lands in the downtown stock five kilometres from the gate, and the guest arrives by car, by ride-hail or on the N Judah.

The dates the booking carries

A surgical patient gets a date from a scheduler. A pre-operative appointment sets the arrival, a discharge plan sets the length of stay, and both move when the hospital moves them.

Build the rate code around that. A three-tier length-of-stay ladder covering one to three nights, four to seven, and eight or more survives a discharge change.

Price against the procedure date and hold the room against the procedure. A rescheduled guest needs the hold to move with the surgery. An early discharge needs the unused night released without a penalty clause.

Two adults and one bed is the default shape of the booking. Put the companion into the rate as a named second occupant. The companion is the person who calls to change the reservation.

Set the discount against the citywide average rather than against the bar. San Francisco Travel forecasts a $266.16 average daily rate and $188.06 revenue per available room for 2026. A hospital account fills Tuesday to Thursday in February, and February is when the transient mix thins.

Five questions at the desk

What is the procedure date? Can the guest manage stairs, and does the route from the kerb to the room carry a step? Is a companion staying? Will the guest need a late arrival after a discharge? Does the guest need the room held past checkout on discharge day?

Write the answers into the reservation notes. A note that reads "discharge Thursday, may extend one night" is the note the next shift can act on.

Then protect the room. A patient who has spent a week in hospital should not change rooms mid-stay.

What the room needs

A refrigerator for medication. A shower the guest can enter without lifting a leg over a lip. A grab bar where the property has one. Blackout that works. A bed for the companion. A chair that is not the bed. A floor away from the lift and the ice machine.

Laundry matters over five nights. So do a quiet corridor and a thermostat the guest can reach while standing.

Most of that is a housekeeping standard and a room-block rule. The rest is a short capital list.

The transit money

UCSF committed $20 million to transit near Parnassus Heights and paid $11 million to SFMTA in April 2024 to augment the N Judah line. The release names no stop at the hospital door.

Print the route. A guest who has flown in for a Monday appointment needs the drive time and the transit option before arrival, and the desk at 6 a.m. is too late.

The construction payroll from 2024

UCSF set a 30 percent local hiring target on the project and pledged 1,000 union jobs. The first CityBuild training cohort started on 22 April 2024. Extended-stay properties can price a project account against that workforce now.

What the record does not carry

The groundbreaking release names no lodging partner and no patient-family rate. An account here comes from the referral offices, the case managers and the travel agents who book this business, and each of those works one file at a time.
