Mission Rock broke ground on its second phase in May 2026. The 28-acre district occupies the land south of Oracle Park that the Giants used for parking, and it sits across McCovey Cove from the ballpark. The partners are the San Francisco Giants, Tishman Speyer and the Port of San Francisco.
The Port keeps the land. The developers hold 75-year ground leases. Nothing in the published programme adds a hotel room.
That fact is the read for a hotel team. The district adds a weekday population and no keys, so a sales team pointing at Mission Bay is underwriting a payroll the district is still assembling.
The Office Base
Building G opened in 2024 as the Visa Market Support Center. It runs 13 storeys and Henning Larsen designed it. Visa took the whole building for approximately 1,000 employees.
Building B is the eight-storey office and lab building designed by WORKac. Its project timeline records substantial completion in 2025. The master plan allows 1.4 million square feet of office and lab space across the district, plus 200,000 square feet of retail.
Two office buildings and a retail base are the weekday demand. Neither carries a room key.
The Residential Half
Phase 2 begins with Verde, a 23-storey residential tower from Studio Gang. The district's own page counts the tower at 254 units. Phase 1 delivered The Canyon, a 23-storey residential building by MVRDV that completed in 2023. Both buildings are leasing, from studio to three bedrooms.
The district plans 1,200 homes in total. Forty percent of them carry an affordability requirement written into the Port partnership.
The Rooms Across the Cove
Straight-line distances from China Basin Park, the district's five-acre park at 37.7761250, -122.388345. Luma Hotel San Francisco at 100 Channel Street, 726 feet. Every figure is straight-line from that one point. Street routes run longer.
What the District Does Not Publish
The building table carries no hotel. Building E appears as residential with the architect and the storey count still to be determined, in Phase 2 planning. The source timeline puts the Phase 2 residential and commercial assets at 2028.
No absorption figure is published for the Visa building or for Building B. No count of homes delivered to date is published either.
The Checks Before a Sales Team Moves
Ask the office tenants for move-in headcount and treat floor area as the weaker proxy. Ask the district and the Port for the current phase schedule. Price the walk, because 726 feet to the nearest key reads differently from 5,707 feet.
Set the sales effort against the badge counts rather than the construction schedule.
