The offer and its windows
Homes and Villas by Marriott Bonvoy pays Bonvoy members 3,000 bonus points for each night of a qualifying home rental stay. The award reaches Silver Elite members and above. Traveling For Miles reported the offer on 5 October 2026 and reproduced the brand’s own terms.
Two windows govern the promotion. A member books between 5 October 2026 at 12:01 a.m. Eastern and 13 November 2026 at 11:59 p.m. Eastern. The stay completes between 7 October 2026 and 31 March 2027.
Registration is required, and the deadline is 13 November 2026. Marriott’s offer page carries the register link.
Who qualifies and what the stay must be
A qualifying stay is two or more consecutive nights at the same property. Marriott counts those nights regardless of check-in and check-out activity.
The minimum spend is $1,500 US, or the foreign currency equivalent, in qualifying charges. Payment must be made by credit card.
Elite status has to hold at registration and through the completion of the stay. A member who registers as Silver and drops below Silver before the stay finishes does not meet the condition as written.
What a qualifying stay earns
Base earning on the platform is five Bonvoy points for each US dollar of qualifying charges. Promotion points sit on top of the base points and on top of any elite bonus points for the same stay.
The standard elite bonus arithmetic runs 5.5 points a dollar at Silver Elite, 6.25 at Gold Elite, 7.5 at Platinum Elite and 8.75 at Titanium and Ambassador Elite.
Bonus points post within 72 hours of stay completion. Marriott requires the correct membership number on the booking. A qualifying two-night booking earns at least 6,000 bonus points.
The cap reads two ways on Marriott’s own page
Marriott’s offer page headline reads that elite members can earn up to 12,000 bonus points and that they should book by 13 November. The abbreviated text under it repeats the figure as 12,000 bonus points on qualifying stays.
The detailed terms state a maximum of 12,000 bonus points for each qualifying paid stay. Read that way the cap applies to one stay.
The headline wording supports a cap on the whole promotion. The terms support a cap on each stay. Traveling For Miles prints the contradiction and declines to choose between the two readings.
The practical effect sits in the length of the stay. A four-night booking earns 12,000 points under the per-stay reading, and a fifth and sixth night add nothing to the bonus.
What the terms exclude
Charges that do not qualify include taxes, booking fees, cleaning fees, security deposits, and extra add-on services bought for or applied to a home rental booked through the platform.
Bookings made through third-party online retailers earn nothing under the promotion.
Marriott branded hotels, branded residences and Marriott Executive Apartments do not participate. Marriott Participating Brand Residences can appear on the platform and do not earn Bonvoy points or promotion points. Award redemption stays where points cover part or all of the stay are ineligible. Members who elected to earn airline miles in place of Bonvoy points cannot earn the bonus.
Cancelled stays and no-shows earn nothing.
What the window asks of the property
The $1,500 floor and the two-night minimum set the entry price for a booking. The floor counts qualifying charges, and taxes, booking fees, cleaning fees and deposits sit outside it.
The bonus posts within 72 hours of completion, and it depends on the membership number carried on the reservation. A gap between the number on the booking and the account leaves the points unposted.
Registration closes on 13 November 2026 and the stay must complete by 31 March 2027.
